In order to qualify you must have...

A NEED

  • Low-income and wouldn't be able to afford to own a home by other means. For more information on our income guidelines click here.

  • Housing is overcrowded, unsafe, or cost-burdened.

ABILITY TO PAY

  • Stable employement and income. For more information on our income guidelines click here.

  • Consistent rent and utility payments.

  • Willingness and dedication towards improving credit.

WILLINGNESS TO PARTNER

  • Invest 250 hours (per adult) towards Sweat Equity.

  • Complete courses in budgeting and homeownership counseling.

  • Contribute to a down payment and closing costs. 

Application Process

From orientation to homeownership

Orientation

During our application cycle we host orientations at our office and around Taos. We recommend you attend an orientation to learn more about our homeownership program.

Preliminary application

At orientation you will be given a preliminary application to fill out. This helps us determine if you qualify before we turn you over to the "big" application.

Application

This application is an opportunity to look more in depth into your current financial situatuion, as well as your financial history to determine your need, ability to pay, and credit worthiness.

Home Build

If you've been approved by the Family Selection Committee based on your application, we'll begin our partnership. This means you'll work towards your sweat equity and other requirements while we build your home.

Mortgaging Process

While our parner families are eligible for homeownership with us based on their applications, they do not become homeowners until we've completed an offical home closing process. This is a federally regulated process that ensures that every mortgage is completed correctely and in a timely manner, but, it can be quite lengthy. Our partner families complete homeownership counseling in order to better understand this process.
